Staging That Sells. Design That Shows.
Most listings blur together. Great design makes yours impossible to ignore.
A designer’s eye changes what buyers see.
When I walk a property, I am thinking about two things: the photograph that makes a buyer put down their phone and book a tour, and the room that sets the bar beyond what they could have imagined on their own. Getting both right takes a trained interior designer.
I am Caren Henderson, an interior designer based in Metro Denver. I bring a designer’s full toolkit to every staging project, reading architecture, light, scale, and proportion to make deliberate decisions about what a buyer should feel the moment they step inside.
That includes the challenging spaces. The awkward layout, the low ceiling, the room that never quite made sense. These are not obstacles to work around. They are design problems with design solutions. Buyers who might have walked away instead start to see possibility, because we have already shown them what is possible.

Frequently Asked Questions

A professional home stager is trained to prepare properties for sale — depersonalizing spaces, arranging furniture, and creating broad appeal. An interior designer who stages brings an additional layer of expertise: a trained eye for proportion, scale, light, color relationships, and spatial flow. The final result is attainable aspiration. At Petite Design Studio, our staging work is grounded in interior design principles, which means every decision — from furniture placement to accessory selection — is made with deliberate design intent, not just general staging practice.
-
Yes. Research from the Real Estate Staging Association consistently shows that staged homes spend significantly less time on market than unstaged properties. But the impact depends heavily on the quality of the staging. Generic staging can improve photography. Design-forward staging creates an emotional response in buyers — the feeling that this is the home they’ve been looking for. That feeling drives competitive offers.
-
Both. For occupied properties, we work with existing furniture and furnishings — editing, rearranging, and adding accessories to maximize the home’s appeal. For vacant properties, we source and place furniture and accessories through trusted rental partners to bring each room to life. Both approaches draw on the same design principles — the goal is always to make buyers feel something the moment they walk in.
